You Can Get Cash Back When You Buy New Construction in Texas

Most buyers don’t know this: when you use a buyer’s agent for new construction, you can get part of the commission back as cash at closing. No gimmicks. No hidden fees. Just money back in your pocket.

Here’s How It Works

Three steps. That’s it.

1

Use Us as Your Agent

You were going to need a buyer’s agent anyway. We represent you for free when buying new construction. The builder pays our commission.

2

We Share Our Commission

Instead of keeping the entire commission the builder pays us, we give a portion of it back to you. That’s the cash back.

3

Get Cash at Closing

At closing, you receive your cash back. On a $400,000 home, that could be $4,000 to $8,000 back in your hands. Use it however you want.

Why Do Builders Pay Buyer’s Agents?

Here’s what most people don’t realize. Builders budget for buyer’s agent commissions on every home they sell. It’s already baked into the price. If you walk into a model home without an agent, the builder keeps that commission. The price doesn’t go down. You just lose your representation and the cash back.

When you use us, we collect the commission the builder was already going to pay and share part of it with you. You get expert representation during the build process AND money back. There’s literally no downside.

Common Questions

Is this actually legal in Texas?

Yes. 100% legal. Texas law allows real estate agents to rebate part of their commission to buyers. The Texas Real Estate Commission has clear guidelines on this. It’s disclosed at closing and completely above board.

How much cash back will I get?

It depends on the home price and the builder’s commission rate. On most new construction homes in Tarrant County, buyers typically receive between 1% and 2% of the purchase price back. On a $350,000 home, that’s $3,500 to $7,000.

Does the builder raise the price if I bring an agent?

No. Builders set their prices based on the community and the market, not based on whether you have an agent. The commission is a marketing cost they’ve already budgeted for. Your price is the same either way.

What’s the catch?

There isn’t one. We make money from the portion of the commission we keep. You get money back. The builder sells a home. Everyone wins. The only requirement is that you register us as your agent before your first visit to the builder’s model home or sales office.
